What a renovation roadmap can look like
Three typical houses, calculated: which measures in which order, roughly what they cost and how much subsidy is available with and without a renovation roadmap.
Important: these are freely compiled, typical examples for illustration – not customer projects. Costs are rough estimates. The subsidy is calculated according to the BAFA rules for individual measures on the building envelope (rules since 21.07.2026: 15 % base funding, eligible up to €30,000 without and €60,000 with a roadmap per housing unit and year, 5 % bonus on the part above €30,000), without other bonuses. We determine your actual figures in your roadmap. Last updated: October 2026.
Single-family home, built 1965
140 m² living space · gas heating from 1998 · roof and walls uninsulated · windows from 1985
| Year | Measure | Costs (estimated) | Subsidy without roadmap | Subsidy with roadmap |
|---|---|---|---|---|
| 1 | Insulate roof and top floor ceiling | €32,000 | €4,500 | €4,900 |
| 2 | Replace windows and front door | €28,000 | €4,200 | €4,200 |
| 3 | Insulate external walls | €48,000 | €4,500 | €8,100 |
| 4 | Heat pump instead of gas heating – smaller thanks to the insulation | Heating: separate funding, not included | ||
| Total building envelope | €13,200 | €17,200 | ||
- Extra funding through the roadmap
- + €4,000
- Your own contribution for the roadmap
- €840
Because roof, windows and walls come first, the heat pump can later be smaller and cheaper. The additional funding from the roadmap arises for the packages above €30,000.
Mid-terrace house, built 1984
110 m² living space · gas heating from 2005 · basement ceiling uninsulated · original windows
| Year | Measure | Costs (estimated) | Subsidy without roadmap | Subsidy with roadmap |
|---|---|---|---|---|
| 1 | Insulate basement ceiling and replace windows | €22,000 | €3,300 | €3,300 |
| 3 | Optimise heating (hydraulic balancing), later change of heating system | Heating: separate funding, not included | ||
| Total building envelope | €3,300 | €3,300 | ||
- Extra funding through the roadmap
- €0
- Your own contribution for the roadmap
- €840
Below €30,000 per year the roadmap no longer brings a higher subsidy under the rules of 21 July 2026. Its value here lies in the right order: the new windows fit the later insulation, and the heating is only replaced once the heat demand has dropped.
Two-family home, built 1958
2 housing units, 210 m² living space · oil heating from 1995 · facade, roof and windows original
| Year | Measure | Costs (estimated) | Subsidy without roadmap | Subsidy with roadmap |
|---|---|---|---|---|
| 1 | Insulate facade and replace windows | €90,000 | €9,000 | €15,000 |
| 2 | Insulate roof | €40,000 | €6,000 | €6,000 |
| 3 | Replace heating, e.g. heat pump | Heating: separate funding, not included | ||
| Total building envelope | €15,000 | €21,000 | ||
- Extra funding through the roadmap
- + €6,000
- Your own contribution for the roadmap
- €840
With two housing units, the eligible costs double. With a roadmap, up to €60,000 per unit and year are eligible instead of €30,000 – which makes the difference for the large facade renovation.
