Costs

Fee, subsidy and your own contribution.

What does the iSFP cost me after funding?

For single-family and two-family homes our fixed price is €1,490. BAFA subsidises the consultation with 50% up to €650, so your own contribution is €840. For multi-family buildings we quote the fixed price in a conversation.

Link to this question

How high is the subsidy for the energy consultation?

BAFA subsidises the consultation with 50% of the fee up to a cap: currently up to €650 for single-family and two-family homes and up to €850 for buildings with at least 3 housing units. The current BAFA leaflet gives the binding values; we calculate them in your result.

Link to this question

Why do you work with a fixed price?

Because you should know in advance what to expect. The fee is fixed for your building type and does not depend on how long we spend on site. You can see the amount on your results page.

Link to this question

What does carrying out the renovation measures cost?

The roadmap gives you an idea of the order of magnitude. Binding prices come only from quotes by tradespeople. We are happy to help you assess the quotes.

Link to this question

What does the iSFP cost for a single-family or two-family home?

The fixed price is €1,490. After the BAFA subsidy (50%, at most €650) your own contribution is €840. The same applies to terraced and semi-detached houses.

Link to this question

What does the iSFP cost for a multi-family building?

The fixed price depends on the number of housing units and is quoted in a conversation. For buildings with 3 or more units the subsidy cap is higher (currently €850).

Link to this question

Is the fixed price really the final price?

The fixed price applies to the iSFP of your building and is set before the appointment. What exactly is included is stated in the contract you receive before the on-site visit. Unforeseen extra costs are not part of our offer.

Link to this question

Are there other subsidies or tax benefits besides the grant?

Some federal states, municipalities or energy suppliers offer additional programmes. Alternatively, tax relief may be possible for owner-occupied homes under certain conditions. The same measure cannot be funded twice. For tax questions we recommend consulting a tax adviser.

Funding

BAFA, KfW and BEG: what is funded and how.

Is the iSFP still worthwhile after the BEG reform?

In many cases, yes. Under the rules since 21.07.2026, individual measures are eligible up to €30,000 per housing unit and year without a roadmap and up to €60,000 with one. The iSFP bonus of 5 % applies to the part above €30,000. If you are planning larger measures, you benefit noticeably; for smaller projects the plan mainly gives you the right order. We clarify what applies to your house in the free initial call.

Link to this question

Do I have to carry out the measures?

No. The renovation roadmap is a basis for decisions. You decide whether and when to carry out which measure.

Link to this question

What is an individual renovation roadmap (iSFP)?

The iSFP is a plan for your building. It shows which renovation measures make sense in which order, how they fit together and which funding is available. It consists of a roadmap with measure packages and an easy-to-understand summary for you as the owner.

Link to this question

Who receives funding for the energy consultation?

Eligible applicants are generally owners of residential buildings, including owners' associations. For tenants, prospective buyers and mixed-use buildings it depends on the individual case and the current leaflet. We clarify this in a phone call before any costs arise.

Link to this question

What is the difference between BAFA and KfW?

BAFA funds the energy consultation for residential buildings, that is, the iSFP. For the renovation measures themselves, either BAFA or KfW is responsible depending on the measure. Your roadmap shows which body applies to your measure.

Link to this question

What is the iSFP bonus?

With an iSFP, certain individual measures can receive additional funding advantages, for example a higher eligible cost limit. The exact rates change, so we state them in the consultation based on the current rules.

Link to this question

Can I get funding for renovation measures without an iSFP?

Yes, many measures are eligible without a roadmap. Without an iSFP, however, you miss the additional advantages and the measures are not coordinated with each other.

Link to this question

How long is a renovation roadmap valid?

The roadmap remains a planning basis for your building. After major changes to the house or when funding rules change, it is worth reviewing it together.

Link to this question

Is the iSFP funding the same throughout Germany?

The federal funding via BAFA applies nationwide and is the same in every city. Additional programmes from states, municipalities or energy suppliers differ from place to place.

Link to this question

Is there additional funding for the iSFP in the district of Gießen?

Yes, through the "Klimageld" of the district of Gießen. It tops up the BAFA subsidy for the renovation roadmap to up to 100 % of the fee, by at most €350 for single- and two-family homes or €450 for buildings with up to three housing units. With our fixed price, your own contribution drops from €840 to €490. Requirements: the house is in the district of Gießen, was completed by the end of 2008, and you apply to the district before commissioning us. According to the district, the funds for 2026 are already used up; new applications will probably only be possible again next year. If you would like to use the Klimageld, please book the free phone call first – we will then discuss the right order.

Link to this question

Can I use the funding if I bought or inherited a house?

In principle yes, if you are the owner. Especially after a purchase or inheritance a roadmap is worthwhile because it puts the first steps in order. We clarify whether special rules apply before the application.

Link to this question

Is an owners' association (WEG) also funded?

Yes, owners' associations can also use a funded consultation. The subsidy cap is higher for buildings with several housing units. We explain the requirements in a conversation.

Link to this question

How is the implementation of the measures funded?

There are grants and loans for measures such as insulation, windows or heating. Which body is responsible and how high the funding is depends on the measure and the date. Your roadmap states this for each measure.

GEG

The Building Energy Act and what it means for owners.

What is the Building Energy Act (GEG)?

The GEG sets nationwide requirements for the energy demand of buildings and for heating systems. It combines earlier regulations and applies to new buildings as well as, in part, to existing buildings.

Link to this question

Do I have to renovate my house under the GEG?

There is no general obligation for a full renovation. There are, however, individual retrofit obligations, for example for insulating top-floor ceilings or for very old boilers, with exceptions. Deadlines apply especially when ownership changes, and we check them with you.

Link to this question

What applies to new heating systems?

Under the GEG, new heating systems should generally use a high share of renewable energy. Transitional periods apply to existing buildings and also depend on municipal heat planning. The rules continue to evolve politically, so we check the current status for your project.

Link to this question

Does the renovation roadmap replace the energy performance certificate?

No. The energy performance certificate is a separate document that must be presented, for example, when selling or letting. The iSFP is a planning tool for renovation.

Link to this question

Does the iSFP meet the requirements of the GEG?

The roadmap is a plan, not an implementation. It does show with which measures you can sensibly meet or exceed the requirements of the GEG.

Link to this question

Do I need an energy performance certificate in addition to the iSFP?

An energy performance certificate is mainly required when selling or letting. The iSFP does not replace it and vice versa. If you need both, talk to us and we will coordinate the documents.

Link to this question

What obligations apply under the GEG when buying a house?

When ownership changes, retrofit obligations can apply, for example for insulating certain building elements or for very old boilers. Deadlines run from the transfer of ownership. We check with you what applies to your house.

Link to this question

What applies if my heating breaks down?

Transitional rules exist for breakdowns. Please do not decide in a hurry: a short conversation clarifies which solution fits your house, the rules and the funding.

Link to this question

Does the GEG also apply to listed buildings?

Exceptions and relief exist for listed buildings and particularly worth-preserving building fabric. Which of them apply in an individual case depends on the building and the heritage authority. We include this in your roadmap.

Process & duration

From the funding check to the finished roadmap.

How long does it take?

The funding check takes about three minutes. After the on-site visit we prepare your roadmap and explain it to you in person. We agree the exact schedule with you.

Link to this question

How does the consultation work step by step?

First the funding check, then an appointment: a short phone call or directly the on-site visit. On site we survey your building, in the consultation we clarify your goals, then we prepare the roadmap and explain it to you in person.

Link to this question

When do I get my roadmap?

After the on-site visit we prepare the roadmap and arrange the personal handover. We agree the schedule with you; it depends on the building and the documents.

Link to this question

What is the earliest date for the on-site visit?

There is a lead time between booking and the visit, during which the contract, funding application and documents are prepared. You can see which appointments are bookable in the calendar on your results page.

Link to this question

Can I speak to you by phone first?

Yes. On your results page you can book a short, free phone call. We clarify open questions before you decide on an on-site visit.

Link to this question

Can I start measures before the roadmap?

You should not, without speaking to us first. Funding applications generally have to be submitted before a measure begins. Starting too early can cost you the funding.

Link to this question

How do I book an appointment?

Directly on the website: first complete the funding check, then choose a phone appointment or an on-site visit in the calendar on your results page. Your details are already filled in.

Link to this question

What if no appointment fits?

Below the calendar you can leave your preferred time. We will get in touch and find an appointment together.

Link to this question

On-site visit

What happens during the visit and what to prepare.

Does someone really have to visit?

Yes. For a reliable renovation roadmap we survey your building on site: building elements, heating, roof and basement. This takes about three hours.

Link to this question

How long does the on-site visit take?

Plan for about three hours. For larger buildings it can take longer; we agree this when arranging the appointment.

Link to this question

What is examined during the on-site visit?

We record roof, exterior walls, windows, basement ceiling, heating, hot water and ventilation, take measurements and photographs. This forms the data basis for calculating your roadmap.

Link to this question

Which documents should I have ready?

Floor plans and sections, the energy performance certificate, energy bills of the past years and the chimney sweep's report are helpful. We clarify on site whatever is missing. After booking you can conveniently upload documents.

Link to this question

Do I have to be present at the appointment myself?

Someone must be there who can give access to all rooms and ideally provide information about the building: basement, heating room, attic and living areas.

Link to this question

Which regions do you visit?

We operate in these regions: Gießen und Umgebung, Rhein-Main, Außenring (Kassel, Fulda, Koblenz, Siegen), Weiteres Umland. The funding check uses your postcode to tell whether your building belongs to them.

Link to this question

Can the handover also take place by phone or video?

Yes. We can discuss the finished roadmap on site, by phone or by video. The building survey itself always takes place on site.

Link to this question

Do you also come to my city?

We travel all around Gießen, from Rhine-Main via Kassel and Fulda to Koblenz, Siegen and beyond. The funding check shows whether your address belongs to our area; you will find the towns under Service area.

Link to this question

Are there extra costs for travel?

What is included in the fixed price is stated in the contract you receive before the appointment. If you have questions about travel, feel free to ask us in advance, ideally in the free phone call.

Deadlines & legal

Applications, deadlines and contracts.

When must the funding application be submitted?

For the funded consultation, the application is submitted before the consultation begins. For renovation measures the same generally applies: application first, then start. We explain the sequence so that no funding is lost.

Link to this question

Which deadlines do I have to observe?

Which deadlines apply is stated in the approval notice and the current leaflet. They include deadlines for the consultation and for later proof. We tell you the dates that apply to you in writing.

Link to this question

As an owner, am I obliged to have an iSFP prepared?

No. The iSFP is voluntary. It is an offer that can improve funding and planning certainty.

Link to this question

Do I have a right of withdrawal?

For contracts concluded online or by phone with consumers, a right of withdrawal may exist. The details are in the contract documents you receive before the on-site visit.

Link to this question

Are your consultants independent?

Yes. We advise independently of manufacturers and do not sell heating systems, windows or insulation. We are listed in the federal register of energy efficiency experts, a prerequisite for funded consultations.

Link to this question

What happens if I miss a deadline?

Missed deadlines can mean the funding lapses. That is why we give you the important dates in writing and remind you in good time. If you are unsure, ask us before you act.

Link to this question

Who is responsible for the funding applications?

The applicant is generally the owner. We explain the necessary steps and support the consultation funding. What counts is what the contract and the approval notice say.

Privacy

How we handle your data.

What happens to my data?

We only use your details to create your result and to contact you about your appointment. The calendar only loads when you want it to, and our statistics work without cookies. You will find details in the privacy policy (available in German).

Link to this question

Why does the calendar only load after a click?

Because loading the calendar transmits data to the booking provider. That only happens when you explicitly want it to. This way you stay in control.

Link to this question

Do you use cookies or tracking?

Our own statistics work without cookies and without identifiers: we only count how many visitors answer which question. We only set Google Ads cookies if you come via a Google ad and explicitly agree. You can change your decision at any time via “Cookie settings” in the footer.

Link to this question

How long do you store my data?

We store your details as long as they are needed for consultation and contract. Enquiries without an order are deleted no later than 6 months after the last contact, uploaded documents without an order after 6 months. Statutory retention periods apply to invoices. Details are in the privacy policy (German).
